All Verge residents are required to have property damage liability insurance before they move in. This is different from traditional renters insurance. With a guarantor, you have the option of adding this on to your current homeowner's policy (just be sure that the name and address match your resident's information at the Verge). If that doesn't work for you, the Verge can assist you in obtaining and enrolling you in our insurance program.
The Verge Greeley offers individual leases per person instead of one lease per apartment. That means you’re responsible only for your portion of rent. If your roommate fails to pay their rent, you will not be held responsible.
Yes! Your payment covers water, sewer, trash, and high-speed Internet.
Yes, high-speed Internet is part of your all-inclusive lifestyle at the Verge.
We do not have a cafeteria or on-site student dining. However, we do provide fully equipped kitchens in every apartment, including a full-size dishwasher. We also host regular resident social events, which often feature free food.
Yes! Friendly dogs and cats that fall within our size and weight limits are welcome. Keep in mind pets do require a one-time pet fee along with additional monthly rent. Please contact our friendly staff to make sure we can accommodate your pet.
Rates vary depending on your floor plan and the time of year you sign your lease. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our friendly staff.
Yes, all of our apartments are fully furnished. Each bedroom includes a full-size bed with mattress, desk, desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment, but it can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.
When you sign a lease with us, there will be a one-time $150 administrative fee as well as a $25 application fee. The other fees, which are issued at the beginning of every lease term is a $72 utility administrative fee and a $25 green fee.

Of course! When you fill out your application, our team member will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot, and we’ll make sure you are placed together.
If you don’t have a roommate, let us match you with one. When you fill out your lease agreement, you’ll also be given a resident profile card that includes a questionnaire about your lifestyle and preferences. We’ll use this to find you roommates with similar interests and hobbies. We take roommate matching very seriously and spend a lot of time making sure we find the right fit.
No, The Verge is leased on a first come, first serve basis. That’s one of the reasons it is so important to sign your lease early for the upcoming school year.
Yep! As long as you have discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember that guest parking is limited, so don’t forget to make sure they have the proper guest parking pass during their stay to prevent their car from being towed.
First of all, congrats! Unfortunately, the Verge does not allow residents out of their lease agreements due to graduation. However, we do allow residents to find someone to take over their lease. If you wish to re-let, please note that you are solely responsible for finding this replacement, and they need to complete a lease takeover before you are relieved of your financial responsibilities. Please contact the front desk for additional information.
Yes! When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.
Yes! Parking is free for all registered Verge residents.
Nope. Living at the Verge offers residents the freedom to come and go as they wish, though we do have time restrictions on some of our amenities. We simply ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents. Remember, everyone is here to have an amazing living-learning experience. We also enforce designated quiet hours during the week as outlined in your lease.
Kind of. While they aren’t your traditional dormitory RAs, the Verge does have a group of awesome Leasing Community Interns and Leasing Team Members! These high-energy CAs live at the Verge and are available 24 hours a day to assist other residents. Most often, our LCIs are students just like you who love helping out and hosting amazing social events on-site. Interested in working where you live? Stop by the front desk to get more information.
No, smoking is not allowed in apartments or at any of our community amenities. Breaking this rule can result in steep fines, so it’s best to steer clear. If you need to smoke, we ask that you do so in one of our designated smoking areas, and be sure to dispose of your cigarette butts properly.

Depending on your lease term and how you qualified, your rent installments may vary, so please review with one of our friendly staff members. The standard lease is broken up into 12 equal installments, due the first of every month. Please note you're able to pay your installments upfront by semester or entire lease term, please contact the office before doing so.
No guarantor? No problem. The Verge Greeley offers Leap as an option. Leap is a quick and easy process that fills in for a guarantor or co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours. Contact the office for more information.
Yes. This policy is for family occupants with one or more children under the age of 18 who are domiciled with (i) at least one parent, legal guardian, or another adult with legal custody of the children, or (ii) the designee of a parent, guardian, or other adult with legal custody, with written permission of such parent or other adult.
For family households with children, all household members 18 or older must (A) complete an application, and (B) sign the lease as a resident. For family households with children under 18, at least two people will be permitted to occupy a single bedroom. If a family household with children under the age of 18 requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis, depending on factors including but not limited to the size of the bedroom(s) and unit, age of the children, configuration of the unit, physical limitations of the property, and local occupancy codes.
If a child reaches 18 years of age during the term of the lease, the lease will be allowed to complete its term, but the renewal will only be offered in compliance with the occupancy policy as stated for those aged 18 and above. Children under 24 months of age at the time of lease signing will not be counted under the occupancy policy for purposes of maximum occupancy, but they will be counted for subsequent leases if they reach the age of 24 months during the term of the lease. The landlord reserves the right to lease any empty bedroom(s) in a unit.
Families should not contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
